Crack Filling
Crack Filling is the most important part of any asphalt maintenance project. As asphalt begins to breakdown and become porous water penetrate the surface and push stones from the asphalt leaving a void.

Patchwork
Patch work will be required if asphalt has reached total breakdown. The good news is that this can be prevented through proper maintenance!

Asphalt Sealing
Sealcoating is the first step in preventing asphalt breakdown. Newly placed asphalt has bituminous material mixed in with the stone. These materials act as a bonding agent for stone and hold your driveway together.

Line striping
Line striping and parking lot marking may be required for any parking areas where traffic patterns are confusing or problematic. Handicap parking, directional arrows, fire lanes, and no parking areas may all be marked with high visibility paints.

Color coating
Black has long been the sealcoating industry standard but custom color coatings are now available. Custom colors have made their way from tennis and basketball courts to driveways and parking areas.

Crack Filling - If these voids or cracks are not tended to they will rapidly lead to total breakdown. Cracks can be filled with “cold pour” material which is a thick mastic paste that must be hand troweled into each crack. Cracks can also be filled using the “hot pour” method which requires specialized equipment that melts rubber to temperatures reaching 300-400 degrees. Hot Pour material is a bit more costly but a much more permanent solution.
Patch Work - If cracks have reached the sub-base of the asphalt then crack filling and sealcoating will no longer help and the old broken asphalt must be excavated and replaced with new patching material or new asphalt. The process of patching is a simple one but it is however very costly. First the area to be patched must be saw cut and the broken material must be removed. Second the edges of the area to be patched must be coated with a bonding agent to prevent water penetration. Lastly the new material will be placed and compacted and all joints will be sealed with “hot pour” crack filling material.
Seal Coating - Chemicals (gas and oil spills) on your driveway as well as freeze-thaw cycles and sun bleaching will remove these essential materials and leave your asphalt porous and brittle. Sealing your driveway will create a protective barrier which will prevent these processes from damaging your asphalt. Sealcoat can be applied “by hand” with brushes and squeegees or sprayed down with professional equipment. Every project is unique and RhinoSeal will recommend the best application method for your needs.
Line Striping - Custom painting is available but may require additional time for stencil manufacturing and paint blending.
